Real estate valuation in multi-storey wooden residential buildings

The valuation of real estate plays an important role in the overall economic assessment of a building, especially in multi-storey timber housing. For this purpose, criteria are currently used for real estate economic evaluations of a timber construction, which have been defined for the classic mineral solid construction and have not yet been adapted for the relatively new large-volume timber construction. This study is devoted to the basics of real estate valuation and the starting point of wooden housing in Austria. In this context, the basic or input values in the evaluation system as well as the distinguishing features, but also the parallels of timber construction with mineral solid construction are examined in depth, on the one hand from a structural engineering point of view and, on the other hand, primarily from a property management point of view. Derived from this, this study and the associated technical article explain a proposal for timber construction-specific additions and neuralgic detail points to be considered in future valuations, as well as discussing further value-influencing non-wood construction-specific factors in detail.

The aim is to enable a neutral, material-independent approach in those categories in which the building material used and its assessment have a direct impact on the assessment result, in order to ensure fair competition for timber construction on the market on the basis of comparability, reproducibility and transparency.
